An urban-development project covering a total 420 hectares can be organised on the five sites surrounding the lagoon.
To that area are added the coastal parks and the large free spaces like the golf course, which are directly attached to each of the sites. As a result the total impact area is evaluated at 900 hectares. The density aimed at at this stage is based on Floor Area Ratios of 0.5 for the living spaces, vacation homes and hotels and 0.2 for individual housing and the lakeside towns.
These Floor Area Ratios can be adjusted, but they provide a base capacity for each of the sites.
PLANNING PRINCIPLES
In the search for balance and a relation of use and image between tourism and natural protection, seven sites can be identified to the east and west of the lagoon.
They enable the development of an overall territory of some 900 hectares without touching the “core” of Marchica: the bar on both sides of the pass (approximately 14 km long) and the central agricultural plain (4,500 hectares).
These highly diversified sites will give their character to the seven developments:
1. The corniche project: The sea reconquering the city
2. The Nador golf course: A green separation for controlling extension of the city of Nador
3. The Atalayoun peninsula: A nautical centre in a bay open towards the south and bordered with luxuriant vegetation
4. The Cité de la Plaine: A tourism and resort village built around a 75-hectare golf course open onto the lagoon
5. The Kariet Arkman seaside resort: A resort located between the sea and the saltern extending from the town
6. The Port des Deux Mers: A port “of the Two Seas” complemented by a new pass that strengthens exchanges between the Mediterranean and the lagoon
7. Hotel de la Lagune: A hotel complex at the entrance to the lagoon natural park
